The Phillimores (QEC)

The Phillimores, which comprises of 68 high-quality prime residential apartments, has a gross development value of £358 million and covers 289,000 square feet when combined with neighbouring Phillimore Square. Ideas Factory was retained by property developer Westcity to create an identity and full marketing collateral, including hoardings and marketing suite, for their flagship development and one of the finest new residential addresses in Central London.
Challenge
At the time, The Phillimores was considered the pinnacle in the London prestigious residential market and the renaissance architecture of the Grade II listed Queen Elizabeth College building required a more traditional, subtle approach. Creating an identity and image that conveyed the style, grandeur and alluring lifestyle was of upmost importance.
Solution
The scheme's identity is a union of architectural form and refined typography. The classical architecture of the original building was employed as a background texture throughout the marketing material adding a subtle depth and sophistication. Adopting the highest possible production values, the core marketing brochure was limited edition and presented within a hand-made box.
Results
As marketing consultants, Ideas Factory attended weekly marketing meetings with agents and client. This collaborative approach enabled us to establish and deliver a clear marketing and press relations strategy, which centred around creating allure and a desire to buy into The Phillimore’s lifestyle.
